How the UK flexible office market prices up
The UK flexible workspace market is no longer a London story. Roughly one in ten office desks nationally now sits in flexible space, and the fastest growth is in regional city centres where operators have taken whole buildings in Manchester, Birmingham, Leeds, Bristol, Glasgow and Edinburgh. For an occupier that means genuine choice on price, term and specification in almost every city on this page.
Pricing is driven by four things: the city, the district within that city, the length of term you commit to, and how many desks you take. Moving one district out from the prime pitch typically saves 20–30% per desk for a walk of a few minutes. Committing to twelve months rather than three is usually worth another 10–15%. Taking twenty desks rather than five moves you into a negotiated deal rather than a rate card.
Every price on this site is an indicative market estimate used to help you budget. We do not publish operator rate cards, because they move constantly and are negotiable.
