How it works

Notice, in practice

A rolling monthly agreement typically needs one calendar month of written notice. A twelve-month term usually needs two to three months' notice before the end date, and — this is the part that catches people — if you miss that window the agreement often renews automatically for a further term, sometimes with an uplift attached.

Notice almost always has to be in writing and served on the operator's stated address or portal, not mentioned to the centre manager in the kitchen. Diary the notice date the day you sign, not the day you plan to leave.

If you want to leave mid-term without a break clause, you are asking for a variation rather than exercising a right. Operators do agree, and the usual price is a settlement of one to three months, or a commitment to move into another building in their network. Occupancy decides your leverage: an operator that can re-let your room next week is far more accommodating than one sitting at 60%.

Leaving well

How to exit without losing your deposit

  • Serve notice in writing, to the address in the agreement, and keep proof of delivery
  • Book the check-out inspection in advance rather than on your last day
  • Return every access card, key and fob — replacements are charged per item
  • Remove your cabling, brackets, signage and wall fixings
  • Clear meeting room and printing charges before the final invoice
  • Redirect post and update Companies House if the address was your registered office
  • Ask in writing when the deposit will be returned; thirty days after the final invoice is standard
