The five things that decide your agreement
A flexible workspace agreement is short — often five to ten pages — and the commercial substance sits in five places: the term, the notice period, the renewal uplift, the deposit and what happens at the end. Everything else is administration.
The single most expensive clause is the one nobody reads: the renewal mechanism. A team paying £4,000 a month that accepts two unchallenged 10% uplifts pays nearly £10,000 a year more by year three for the same room. Cap it in writing before you sign, not at renewal when you have no leverage.
The second most expensive is automatic renewal. If notice must be served three months before the end date and nobody diarised it, the agreement rolls, and you are committed for another term. Diary the notice date on the day you sign.
