The best serviced office providers in the UK

There is no single best operator, only the best fit for a given team, budget and postcode. This is how the main UK operators differ, written by people who place clients with all of them.

How to choose

Four questions that settle it faster than a shortlist of twenty

How certain is your headcount in twelve months? Uncertain means a shorter term and a price premium you should accept rather than fight. Certain means a twenty-four month term and a materially better rate.

How often do clients visit? Client-facing teams should weight reception standards and meeting room quality far above desk price, because the room you meet in is the room your client remembers.

How many days a week is the team in? Below three, price the hybrid options properly before you commit to a private room you will half-use.

Where do people actually commute from? The cheapest building that everyone hates commuting to costs more in attrition than it saves in licence fee. Station walking distance is the metric that predicts complaints.

Important: where this page uses the words “rent”, “rental”, “lease” or “let” to describe workspace, those terms are used for descriptive and search purposes only. The agreement offered by flexible workspace operators is a licence to occupy, not a lease or tenancy, and it does not confer security of tenure under the Landlord and Tenant Act 1954.
