How often do clients visit? Client-facing teams should weight reception standards and meeting room quality far above desk price, because the room you meet in is the room your client remembers.
How many days a week is the team in? Below three, price the hybrid options properly before you commit to a private room you will half-use.
Where do people actually commute from? The cheapest building that everyone hates commuting to costs more in attrition than it saves in licence fee. Station walking distance is the metric that predicts complaints.
