Regus alternatives in the UK
Regus has the widest UK network of any operator, which is exactly why people look elsewhere: coverage is not the same as fit, and it is rarely the cheapest quote on a shortlist of three.
Why people switch
The three reasons clients ask us for an alternative
Renewal pricing is the first. An uncapped annual uplift on a room you have not changed is the most common trigger for a search, and it is usually resolved either by moving or by having a genuine alternative quote in hand at renewal.
Environment is the second. Regus buildings are consistent and professional, which suits some teams and feels corporate to others. Design-led operators, independents and warehouse conversions exist precisely for the second group.
Price at size is the third. Above roughly fifteen to twenty desks, a managed office or an independent with one building to fill will very often undercut a national operator, because they are pricing a specific vacancy rather than a network.
The field
UK flexible workspace operators compared
| Operator | Positioning | UK coverage | Strength | Watch for |
|---|---|---|---|---|
| Regus (IWG) | Corporate, consistent, everywhere | The widest UK network by a distance — cities, towns, business parks and motorway locations | Choice of location, short terms, and the ability to move between buildings | Renewal uplifts and service add-ons; negotiate the second-year rate before you sign the first |
| Spaces (IWG) | IWG's design-led brand | Major cities and larger regional centres | Open, brighter environments at prices close to Regus | Noise on open floors; ask to view mid-morning on a Tuesday |
| WeWork | Design-led and social | Around fifty UK buildings, heavily weighted to central London | Amenity, community events and 24/7 access | Usually 12 months minimum for private offices; check the building's occupancy |
| The Office Group / Fora | Premium boutique | Central London plus a handful of regional cities | Building quality, hospitality-grade service and quiet floors | Highest price per desk of the national names |
| Landmark | Professional and traditional | Prime London and major regional cities | Front-of-house standards suited to law, finance and advisory | Fewer buildings, so availability at a specific size can be thin |
| Huckletree / Runway East | Startup and scale-up focused | London plus Bristol, Manchester and Brighton | Investor networks, events and a genuinely useful community | Not a fit for teams that need quiet, private, client-facing space |
| Independent operators | Local owner-operators | Every UK city and most towns | Often the best value per desk and the most flexible on terms | Standards vary building to building — view before you commit |
| Managed offices | Your own space, someone else's problem | London and the larger regional cities | Own branding and layout, one monthly bill, typically cheaper than serviced above 20 desks | Terms are usually 24 months plus, with a bespoke fit-out period |
Being straight
When Regus is the right answer
We place clients with Regus regularly and would not pretend otherwise. If you need a presence in a town where nobody else operates, a network you can hop between while travelling, a one-month term, or a professional and quiet environment for client meetings, Regus is frequently the strongest option on the shortlist.
The point is not that one operator is better. It is that you should see three quotes for the same requirement, and that nobody hands you those quotes unless someone asks for them on your behalf.

Important: where this page uses the words “rent”, “rental”, “lease” or “let” to describe workspace, those terms are used for descriptive and search purposes only. The agreement offered by flexible workspace operators is a licence to occupy, not a lease or tenancy, and it does not confer security of tenure under the Landlord and Tenant Act 1954.
